Senior Living Is Coming to Mohali: What Punjabi Families, at Home and Abroad, Should Know

A new chapter for our parents

Punjab’s real estate story has always been about family: the first plot, the first house, the home where the next generation grows up. Now a new kind of home is coming to Mohali, built not for young buyers but for the generation that made all of it possible.
Homeland Group has announced what it describes as Punjab’s first senior living concept, planned in the heart of Mohali. For the lakhs of Punjabi families with children settled in Canada, the UK, Australia and the US, and parents still living back home, this could be one of the most meaningful launches the Tricity has seen.

What has been announced so far

The project is still marked “coming soon”, so details are limited. Here is what Homeland Group has shared:

In the developer’s own words, the idea is that our parents deserve more than care: they deserve to live, laugh, celebrate and belong. That is a very different promise from a traditional old-age home, and closer to the senior living communities NRI families have seen abroad.

Why this matters for Punjabi families

Almost every Punjabi family knows the story. The children study and settle abroad, and the parents stay back in the house they built, often alone, with a worried phone call across time zones every night.
Many parents do not want to move to Brampton or Melbourne. Their friends, gurdwara, relatives and roots are here. But a large, empty kothi is hard to maintain, and medical help is not always close by.

A well-run senior living community answers several of these worries at once:
• Safety and medical support close at hand, which matters most in an emergency
• Company and community with people of the same age and background
• Freedom from upkeep: no chasing plumbers, guards or maintenance staff
• Peace of mind for children abroad, knowing their parents are looked after and still independent

Mohali is a natural fit. It has strong hospitals, good connectivity to the Chandigarh airport, and is close to the Tricity where many families already have relatives.

Questions to ask before you book

Senior living is new for Punjab, so families should ask more questions than they would for a regular flat. When full details are released, check:
1. Who will actually manage it? Look for a signed agreement with the hospital or healthcare partner, not just an intention.
2. What medical support is on site? Doctor on call, nursing staff, ambulance, and how far the nearest hospital is.
3. Is the design senior-friendly? Ramps, grab bars, lifts, wide doors, non-slip floors and emergency call buttons.
4. What are the running costs? Monthly maintenance, care charges, food plans, and what is included.
5. What is the ownership model? Outright purchase, lease, or right to occupy, and what happens on resale or inheritance.
6. Is it RERA registered? Always confirm the RERA number before paying any booking amount.
7. What is daily life like? Activities, dining, transport for outings, and space for visiting family.
