Private Parks and Pools on Every Level: Homeland’s New Concept near Downtown Mohali

A new kind of luxury home for Mohali

Most luxury apartments give you a big flat and a shared garden downstairs. Homeland Group’s next project near Downtown Mohali is built around a different idea: a private garden and a private pool, right outside your own front door, on your own level. The concept is called multi-level estate architecture. Instead of a straight tower, the building steps back floor by floor, so each home gets a large open terrace. Those terraces become personal parks, with trees, lawns and pools that belong to one family alone. It is a rare design for the Tricity, and it is aimed squarely at buyers who want the privacy of a kothi with the security and convenience of a gated high-rise.

The project is at concept stage, so only the outline is public:

What “multi-level step” living actually means

Picture a staircase made of homes. Each floor sits a little back from the one below, and the roof of the lower home becomes the open terrace of the home above. Architects call this stepped or terraced design. That simple shift changes daily life in a few ways:

• Your own park. The terrace is large enough for lawns, planters and full-grown trees, not just a few pots on a balcony.

• Your own pool. Plunge or lap pools sit on individual terraces, so a swim doesn’t mean sharing a clubhouse pool.

• More light and air. With no flat directly overhead on the outer edge, homes get open sky and better ventilation.

• Privacy. Greenery on each level screens neighbours, giving a villa-like feel inside a gated tower.

• Shared luxury below. The renders also show a resort-style common pool, landscaped gardens and a fountain plaza at ground level. Think of it as a kothi in the sky: the lawn and pool of an independent house, with the security, maintenance and amenities of a premium high-rise.

Who it suits, and what to ask

This project is likely to appeal to business families upgrading from a kothi, NRIs wanting a lock-and-leave luxury home in Mohali, and senior professionals who want space without the upkeep of a large plot. Because the concept is new, ask these questions once details are released:

1. What is the terrace size per home? Get the area in sq ft and how much of it is green or pool space.

2. Who maintains the private pool and garden? Check if it is included in maintenance or billed separately.

3. How is waterproofing handled? Terrace gardens and pools sit on top of other homes, so ask about the waterproofing system and warranty.

4. What is the structural load design? Soil, trees and water are heavy; ask for the engineer’s specification.

5. Is it RERA registered? Confirm the RERA number before paying any booking amount.

6. What are the total costs? Base price, PLC for higher or corner levels, parking, club and maintenance deposits.
